The Yamuna Expressway Industrial Development Authority (YEIDA) released 276 plots in Sector 18's pocket 9B along the Yamuna Expressway starting from 21 April, 2025. The applications window is open on the official YEIDA website till 21 May, 2025.  With the development of Jewar Airport and improved Delhi connectivity, this scheme represents a strategic long-term investment opportunity.

Plots on the Yamuna Expressway that were tied in disputes are now being utilised. These 200 sq m. plots are now available at 35,000 per sq.m. for the residential category.

Out of the 276 plots, 214 plots are reserved for the general category, which amounts to 77.5 percent. The rest of the plots are available to the farmers (17.5%) and industrial units(5%). 

Application Process Timeline

     •   Registration and Application (April-May 2025)
     •   Allotment and Payment (July-September 2025)
     •   Development Period (5 Years)
     •   Possession and Construction (3 Years)

The allotment will be done through a draw, which is likely to happen on 11 June, 2025. The total amount for the premium is to be paid within 60 days of receiving the allotment letter. These plots will be developed within 5 years, and then the possession will be transferred.

Eligibility Criteria and Conditions

Only one plot is allotted to one family or industrial establishment. You are ineligible if you already own a residential plot under the YEIDA Scheme. The plots are 200 sq. meters, and they cannot be divided. The property cannot be transferred for 5 years to anyone except a legal heir (with permission). 

Keep in mind that the entire process from application to occupying the plot will take 8-9 years, with the major waiting period being the 5 years for development before possession is offered.
