Registry Opens In Lotus 300 Housing Project In Sec 107 Noida
Noida authority has approached the Supreme Court regarding its unpaid dues from Hacienda Projects Pvt Ltd (HPPL), developers of the Lotus 300 housing project in Noida's sector 107.
The reason for this appeal dates back to September 27, 2024, when the court ordered the Noida authority to start issuing property registrations (called "registries") for the flats in the project; even though the developer had not paid the dues, the court's order was aimed at protecting the interests of the people who bought flats, ensuring they could officially own their properties.
Now, the authorities, in fear of losing a significant revenue of 192 crores, approached the Supreme Court to reconsider its decision given previously.
The Lotus 300 project has around 330 flats, and currently, about 300 people live there. In February 2024, the Allahabad High Court ruled that the Noida Authority should proceed with the registrations even without a "no-dues certificate" from the developer. However, the Noida Authority challenged this because it wanted to recover the unpaid money.
The issue started when the developer, HPPL, was supposed to complete the project by 2013-2014 but failed to do so. The Enforcement Directorate is now investigating the project promoters for allegedly taking money from buyers without completing the project.
