New Noida Master Plan 2041: Everything You Need To Know

New Noida Master Plan 2041: Key Highlights & Future Development

The Uttar Pradesh Government has approved the New Noida Master Plan 2041, aiming to develop 80 villages around Noida. This project is set to transform the region by boosting infrastructure, housing, and economic growth. Authorities have already allocated a budget of 1,000 crore for land acquisition, marking the beginning of a new chapter in Noida’s expansion.

 

Key Highlights of the New Noida Master Plan 2041

The New Noida Master Plan 2041 focuses on expanding the Dadri-Noida-Ghaziabad Investment Region (DNGIR). The project will develop land in four phases, covering over 8,000 hectares by 2041. Around 80 villages from Bulandshahr and Gautam Budh Nagar districts will be included.

 

What is the New Noida Master Plan 2041?

The New Noida Master Plan 2041 is a development project aimed at expanding Noida’s borders to include 80 villages. This plan will make Noida a bigger and better place to live, with new homes, better roads, and more job opportunities. The first phase will be completed by 2027, and the entire project is scheduled to be finished by 2041.

New Noida Master Plan 2041

It is divided into 4 phases, with each phase adding more land for development.

       •  Phase 1: 3,165 hectares, completed by 2027.
       •  Phase 2: 3,798 hectares between 2027 and 2032.
       •  Phase 3: 5,908 hectares by 2037.
       •  Phase 4: Total land use reaches 8,230 hectares by 2041.

 

New Noida Master Plan Village List and Land Use

The new town of DNGIR covers an area of 209.11 square kilometers and includes 84 villages. These villages are spread across two districts: Gautam Buddha Nagar and Bulandshahr.

Out of the 84 villages, 63 are in Bulandshahr district, while 21 are in Gautam Buddha Nagar. Sikandrabad town, which is located in Bulandshahr district, is not part of the DNGIR planning area. Additionally, the planning area includes parts of two industrial zones: Sikandrabad Industrial Area I and Sikandrabad Industrial Area II. 

 

The New Noida Master Plan covers villages from Bulandshahr and Gautam Budh Nagar. Authorities will develop the land into residential, industrial, and commercial areas. Here’s how the land will be used:

       •  Industrial Areas: 40% of the land (8,420 hectares)
       •  Residential Development: 13% of the land (2,810 hectares)
       •  Green and Recreational Spaces: 18% of the land
       •  Roads and Transportation: 15% of the land
       •  Commercial Zones: 4% (850 hectares)
       •  Educational Institutes: 9% of the land (1,662 hectares)

Note: The compelete village list is not released yet by the Noida Authority and all the villages shown on google is only tentative. 

 

Key Features of the New Noida Plan

   •   The plan offers homes for every budget, from Economically Weaker Sections (EWS) to High Income Groups (HIG).
   •   New Noida will have zones dedicated to different industries connected via the Western and Eastern Dedicated Freight Corridors.
   •   Over 1,600 hectares are allocated for educational institutions, making it an “Education City.”
   •   A three-tier road network will connect New Noida to the Dadri-Noida-Ghaziabad Investment Region (DNGIR).

 

Impact of New Noida Master Plan 2041 on Real Estate

The approval of the New Noida Master Plan 2041 will solve the issue of land shortage in Noida. As Noida has already reached 95% development, this expansion will make room for more homes, offices, and factories. Investors can expect better infrastructure, like smoother roads, metro connectivity, and more amenities.

   •  More housing options and better amenities will improve the quality of life.

Development Plans: Comparing Master Plan 2031 and 2041

The previous Noida Master Plan 2031 focused on developing Noida’s existing areas, creating a well-connected city with lots of green spaces. The new plan, however, is expanding Noida to include new villages, making the city even larger.

       •  Integrated growth with nearby regions like Greater Noida, Delhi, and Ghaziabad.
       •  Improved transportation, with new roads and metro connections.
       •  More commercial centers and IT parks to boost employment.

       •  Expanding borders to include 80 new villages.
       •  Dedicated zones for industries and educational institutes.
       •  Increased green spaces and recreational areas.
