It is divided into 4 phases, with each phase adding more land for development.
• Phase 1: 3,165 hectares, completed by 2027.
• Phase 2: 3,798 hectares between 2027 and 2032.
• Phase 3: 5,908 hectares by 2037.
• Phase 4: Total land use reaches 8,230 hectares by 2041.
New Noida Master Plan Village List and Land Use
The new town of DNGIR covers an area of 209.11 square kilometers and includes 84 villages. These villages are spread across two districts: Gautam Buddha Nagar and Bulandshahr.
Out of the 84 villages, 63 are in Bulandshahr district, while 21 are in Gautam Buddha Nagar. Sikandrabad town, which is located in Bulandshahr district, is not part of the DNGIR planning area. Additionally, the planning area includes parts of two industrial zones: Sikandrabad Industrial Area I and Sikandrabad Industrial Area II.
The New Noida Master Plan covers villages from Bulandshahr and Gautam Budh Nagar. Authorities will develop the land into residential, industrial, and commercial areas. Here’s how the land will be used:
• Industrial Areas: 40% of the land (8,420 hectares)
• Residential Development: 13% of the land (2,810 hectares)
• Green and Recreational Spaces: 18% of the land
• Roads and Transportation: 15% of the land

Note: The compelete village list is not released yet by the Noida Authority and all the villages shown on google is only tentative.
