
DDA Housing Scheme @2025: Eligibility, Documents and Process To apply
In India there is a huge population that is unable to afford a quality home. The same is the case in the capital of India, which has a population of 11 million. Due to overcrowding and low income, a huge section of the people of Delhi are unable to own their own houses.
The DDA recognised this gap and rolled out the DDA Housing Schemes to solve the housing crisis for the middle-class people as well as the economically weaker sections.
What is DDA?
The Delhi Development Authority was created under the Delhi Development Act, 1957. The DDA holds the authority to acquire, manage, and dispose of land as well as other property.
It carries out the construction, planning, and development processes and even oversees other operations on the land, including mining. It considers all services and activities necessary for the sustainable growth of Delhi's infrastructure.

What is a DDA Housing Scheme?
A DDA Housing Scheme is a government initiative under the Pradhan Mantri Awas Yojana (PMAY) that aims to provide affordable housing for the residents of Delhi.
This scheme is run by the Delhi Development Authority (DDA) and seeks to address the residential crisis by offering good-quality homes at low prices. It provides discounts and subsidies for those looking to buy a house in Delhi.
The scheme is applicable to residential flats, apartment units, and plots.
Who is Eligible for the DDA Housing Scheme?
There are different eligibility requirements for different plans under the DDA Housing Scheme. So please check your eligibility on the official DDA website before applying.
Usually the plans are rolled out for the following groups:
• Economically Weaker Section (EWS): Families with yearly income of up to Rs. 3 lakh.
• Low-Income Group (LIG): Households earning between Rs. 3-6 lakh every year.
• Middle Income Group (MIG): Earning between 6 and 6–18 lakhs.
• Higher Income Group (HIG): Families with an income of 18 to 50 lakhs.
Who is not eligible?
• You must be 18 years old and above. You are ineligible if you are younger.
• You should not already have an existing house with more than 67 sqm of carpet area in Delhi.
• If you don't have a PAN card, you are ineligible.
How to apply for DDA schemes in 2025?
1. Visit the DDA website at https://eservices.dda.org.in/ for details of the new schemes and availability of upcoming projects. All the necessary details like the area, layout plans, location and registration dates will be listed.
2. The scheme operates on a ‘first come, first served’ basis. Check your eligibility and choose the desired property.
3. The application fee is 10 thousand for EWS and 15 thousand for LIG.
4. The site allows you a time of 30 minutes to pay for the application fees, which is used towards the cost of the flat. The fee is non-refundable in the event of cancellation.

Upcoming and Ongoing Schemes of DDA
DDA Sabka Ghar Aawas Yojna
The DDA has rolled out the plan and continues to add additional units in Sirsapur, Loknayakpuram and Narela.
Flats for the EWS (Economically Weaker Section) were offered in many phases. Later, an additional 828 flats — 624 LIG (Low-Income Group) units in Siraspur and 204 EWS units in Loknayakpuram — were allotted. The prices range between 13 and 13–25 lakhs after a 25% discount.
Sixty-three MIG (Middle-Income Group) flats were offered in different housing pockets of Loknayakpuram in Delhi, which sold out within a few days. As a result, an additional 107 flats were offered with a 20% discount. Bookings closed on 31st March 2025. After the discount, the flat prices ranged from 94 lakhs to 99 lakhs.
The unique thing about this scheme is that it recognised the need for housing for the construction workers and offered special discounts to them. They were overlooked even though they themselves built houses for others.

Solve the Housing Crisis
The scheme aims to resolve the housing crisis in Delhi, which has resulted from overpopulation and a low standard of living among the economically weaker sections of society. Its objective is to uplift underprivileged sections by providing subsidies, discounts, and price-controlled properties.
The houses are equipped with proper amenities such as sanitation, electricity, water, and connectivity. In future too, many more houses will be allotted under the existing and upcoming schemes.
Connectivity and Commercial Facility
The DDA aims to improve the living conditions of Delhi’s population. This is why only providing houses is not the only goal. Such a kind of housing can be isolating, so improving connectivity to the areas where DDA flats are constructed is also important. The construction of flyovers and roads ensures that there is effective circulation via the roadways.
The DDA has constructed various shopping centres (commercial, local, district, and convenience), office spaces, cinema halls, post and telegraph offices, hotels, etc., to strengthen the quality of life. A total of 619 shopping centres have been constructed across Delhi. Janta Markets are designated sites where peddlers and roadside vendors can operate small businesses. Approximately 30 such sites have been established, and the number is expected to continue growing.
Create Opportunity
Providing houses is not the ultimate solution. The Delhi Development Authority (DDA) has recognised this and, therefore, also builds many commercial spaces. The DDA has constructed and allotted land for social, educational, cultural, institutional, and religious purposes. This ensures that the people of Delhi are given equal opportunities for growth.
The construction of industries ensures that more work opportunities are created near the residential colonies that are constructed. Around 15 sports complexes have been constructed with the aim of promoting health and encouraging careers in sports from an early age.
Retaining Greenery and Preserving History
The DDA aims to promote green spaces and preserve the natural flora of the NCR region. To improve air quality and decongest the city, allotting green spaces is extremely important. Therefore, the development is forward-thinking and sustainable as well.
So far, 4 regional parks, 25 city forests, 111 district parks, 225 neighbourhood parks, and 15 sports complexes have been developed. While looking to the future, the DDA also aims to conserve the cultural heritage and rich historical legacy of Delhi. The goal is to bring back Delhi to its early glory.
In conclusion, the residents of Delhi need much more care and attention. But with continued efforts by the DDA, the housing problems can be avoided. The selling out of flats as soon as they are listed shows never-ending demand for affordable housing in Delhi.
