Gurugram Circle Rate Updated December 1, 2024

 

For those who live in Gurugram, own property there, or plan to, this blog is for you. Recent developments have updated the circle rate in Gurugram to align with current market trends.

The Gurugram Authority recently passed a new order that updated the circle rates for various regions and land according to various classifications, such as commercial and residential.

Gurugram colonies and villages such as Bajgheda, Sarhol, Dundahera, Babupur, Sukhrali, Choma, Sarai Alawardi, Carterpuri, Inayatpur, Hidayatpur Cantonment, Naharpur Rupa, Mohalaheda, and Sahpur. Additionally, separate rates for EWS/Affordable Flats/Floors have been set.

 

What is the updated circle rate in Gurgaon?

 

We have outlined the circle rates of various properties in Gurugram (also known as Tehsil Gurugram) for the year 2024. These rates reflect the current prices for different types of properties such as residential, commercial, industrial, and institutional properties, as well as the cost of construction in various sectors.

These rates are important for anyone involved in property transactions in Gurugram, including buyers, sellers, developers, and investors.

1. Residential and Commercial Properties Revised Cricle Rates Gurugram (2024)

 

The data shows the proposed circle rates for residential and commercial properties across multiple sectors in Gurugram for the year 2024. The rates have generally increased compared to the previous years (2022 and 2023). Below are some of the key residential and commercial sector rates:

 

Residential Sector Rates:

Sectors 1, 2, 3, 3A, 4, 5, 6, 7, 12, 12A, 13, 14, 15, 16, 17, 21, 22, 22A, 23, 23A, 38, 40, 42, 43 (Licensed)

 

      •  2022 Rate: 5,500 per sq. ft.

      •  2023 Rate: 6,500 per sq. ft.

      •  2024 Rate: 6,500 per sq. ft.

 

Sectors 104 to 115: Residential rates for these sectors range between 44,000 to 52,000 per square yard (sq. yd.) based on the area and location. Sector 14, 15, 16, 17 (Higher Rates): These sectors have residential rates varying between 65,000 and 74,750 per square yard.

 

Commercial Sector Rates:

Sectors 1, 2, 3, 3A, 4, 5, 6, 7, 12, 12A, 13, 14, 15, 16, 17, 21, 22, 22A, 23, 23A, 38, 40, 42, 43 (Licensed)

 

      •  2022 Rate: 6,500 per sq. ft.

      •  2023 Rate: 7,800 per sq. ft.

      •  2024 Rate: 7,800 per sq. ft.

      •  Sectors 104 to 115 (Commercial)

 

The commercial rates in these sectors are much higher, ranging from 1,20,000 to 1,44,100 per square yard, depending on the area.

 

2. Industrial and Institutional Property Rates (2024)

The proposed rates for industrial and institutional properties have also been provided, showing significant increases in price in the past years.

 

Industrial Property Rates:

Maruti Industrial Area, Udyog Vihar (Phase 2, Sec-18, 35):

 

      •  2022 Rate: 40,000 per sq. yard

      •  2023 Rate: 60,000 per sq. yard

      •  2024 Rate: 66,000 per sq. yard

 

  Pace City, Infocity, Sector 34:

      •  2022 Rate: 35,000 per sq. yard

      •  2023 Rate: 55,000 per sq. yard

      •  2024 Rate: 66,000 per sq. yard

 

IDC (Opposite Sector 14):

      •  2022 Rate: 26,000 per sq. yard

      •  2023 Rate: 40,000 per sq. yard

      •  2024 Rate: 44,000 per sq. yard

 

Industrial Area from Railway Fatak to Daultabad:

      •  2022 Rate: 22,000 per sq. yard

      •  2023 Rate: 35,000 per sq. yard

      •  2024 Rate: 39,600 per sq. yard

 

Any Land Converted into Industrial Use:

      •  2022 Rate: 12,000 per sq. yard

      •  2023 Rate: 22,000 per sq. yard

      •  2024 Rate: 26,500 per sq. yard

 

Institutional Property Rates:

Institutional Plots/School Plots in HUDA Sectors and Licensed Colonies:

 

      •  2022 Rate: 72,000 per sq. yard

      •  2023 Rate: 90,000 per sq. yard

      •  2024 Rate: 90,000 per sq. yard

 

Institutional Plots in Other Areas:

      •  2022 Rate: 30,000 per sq. yard

      •  2023 Rate: 45,000 per sq. yard

      •  2024 Rate: 45,000 per sq. yard

 

Institutional Sites/Schools in Licensed Colonies (Without Roof Rights):

      •  2022 Rate: 24,000 per sq. yard

      •  2023 Rate: 40,000 per sq. yard

      •  2024 Rate: 40,000 per sq. yard

 

3. Construction Costs (2024)

Along with the land rates, the cost of constructing buildings has been detailed for different types of properties in Gurugram:

 

Licensed Colonies & HUDA Sectors:

      •  2022 Rate: 1,300 per sq. ft.

      •  2023 Rate: 1,500 per sq. ft.

      •  2024 Rate: 1,500 per sq. ft.

 

Rest of Tehsil Gurugram:

      •  2022 Rate: 700 per sq. ft.

      •  2023 Rate: 900 per sq. ft.

      •   2024 Rate: 900 per sq. ft.

 

Industrial Areas/Land:

      •  2022 Rate: 800 per sq. ft.

      •  2023 Rate: 1,000 per sq. ft.

      •  2024 Rate: 1,000 per sq. ft.

 

Warehouses:

      •  2022 Rate: 600 per sq. ft.

      •  2023 Rate: 800 per sq. ft.

      •  2024 Rate: 800 per sq. ft.

 

4. Group Housing and Flats

The following rates apply to group housing societies and flats for 2024:

 

Group Housing (Licensed):

      •  2022 Rate: 5,500 per sq. ft.

      •  2023 Rate: 6,500 per sq. ft.

      •  2024 Rate: 6,500 per sq. ft.

 

Flats in Group Housing Societies (in Sec 104 to 115):

      •  2022 Rate: 3,500 per sq. ft.

      •  2023 Rate: 4,200 per sq. ft.

      •  2024 Rate: 4,200 per sq. ft.

 

Housing Board Colony (Without Roof Rights):

      •  2022 Rate: 4,000 per sq. ft.

      •  2023 Rate: 4,800 per sq. ft.

Housing Board Colony (Independent Plot):

      •  2022 Rate: 4,200 per sq. ft.
