How to File Complaint in RERA Online?
If you have invested your life savings in a property after trusting a glossy brochure and big promises from a builder, but haven’t received possession, you’re not the only one. Many such cases arise daily in India where homebuyers face delays, broken promises, even fraud or violation of agreements. Under these circumstances, as an investor, you are safeguarded by the RERA Act, 2016.
You can file a complaint against any builder, developer, promoter, real estate agent, contractor or intermediary if they fail to deliver the project under the agreed conditions.
Today's blog will provide you with clarity on when, where, and how you can file a complaint online against such malpractices.
What is RERA and Why It Matters?
Keeping in mind the various complaints and grievances of the homebuyers, the Real Estate (Regulation and Development) Act, 2016, established the Real Estate Regulation Authority(RERA).
RERA ensures that the interest of homebuyers is protected and the homebuying process is transparent. You can learn more about your rights under the RERA Act 2016.
You can file a complaint against the builder for various reasons, including violations such as:
1. Delay in project delivery
2. Promoting unregisred property
3. Changes in the approved building plans without consent
4. False promises or misleading advertisements
5. Poor quality of construction or not providing essential amenities as promised
6. Demanding an excess payment than what was agreed upon
7. Violation of the sale agreement terms
How can you file an online RERA complaint on your state's website?
Verify the property's registration under the RERA Act 2016 before investing. You can go to the RERA website of your respective state; for UP, you can search for "UP RERA" and check the RERA number of the apartment or building, along with other essential information.
If the brochure has false info that contradicts the RERA's website, something's wrong. In that case, you can complain about it using various methods. I am mentioning some of the important ways that you can go through to file your complaint.
Conciliation Forum
Before registering a formal complaint, disputes can be settled out of court through the conciliation forums set in place under Section 32 of the RERA Act, 2016. They can act as a mediator and eliminate lengthy and costly legal procedures. There are approximately 18 such forums in UP.
The Forum helps resolve complaints in about 60 days, offering a quicker and more transparent process than consumer forums. It ensures fair decisions, structured handling, and compensation for any delays.
If you feel that your complaint wasn't resolved through this method, you can register a detailed complaint on the official UP RERA website or even approach your local authority’s office. However, we always recommend seeking expert assistance and advice before proceeding.
Documents Required
You will need to produce the following documents:
• Authorization letter or Vakalatnama

The Hearing Process
After your complaint is registered, the following steps will be taken to arrive at a decision:
1. Notice to Respondent: RERA will first notify the builder about your complaint.
2. Reply from Builder: The builder gets time to file a response.
3. Hearing Scheduled: A date is then set for the hearing for both parties.
4. Presentation of Case: Both parties can present their arguments and evidence.
5. Order/Judgment: RERA authority passes an order after considering all aspects and provides an appropriate redressal.
Please ensure that you submit the documents on time and attend the hearing, as failure to do so could result in the nullification of your complaint.
Potential Redressal for your Complaint
UP RERA can order the builder or developer to do the following as a solution for your complaint:
• Refund your payment with interest
• Timely possession with compensation for delays
• Completion of promised amenities
• Penalties against the violator
• Compensation for deficiencies
The RERA authority effectively handles the complaint within 60 days of receiving it. So far, the UP RERA receives a majority of the complaints in comparison to the nationwide numbers. If you're not satisfied with the RERA order, you can further appeal to the Real Estate Appellate Tribunal within 2 months of the order.
The process has been simplified to make it easy for common investors to safeguard themselves from fraud and exploitation. Thus, you can seek a solution as long as you abide by the rules and regulations of the RERA Board and submit the documents on time.
In short, Registering properties under RERA is therefore mandatory and can help you get refunds and compensation if these problems arise. The UP RERA allows you to register a complaint and get a redressal within 60 days. This has helped transform the lengthy legal procedure and provided help to various investors to get compensation and even refunds.
